Job Overview:

The Leasing Specialist is responsible for lease administration work. This role involves managing the daily activities for lease administration and the store portfolio, review and analyze leases and amendments for negotiated deal terms. The ideal candidate will have strong communication skills, a customer-focused attitude, and a thorough understanding of leasing processes.

 Responsibilities and Duties:

  • Lease Administration:
    • Abstracts leases and amendments in a timely manner
    • Collect and provide any change of ownership and management company address changes for landlord to third party vendor and cross-functional partners.
    • Receive and track lease related documents and correspondence related to insurance requests estoppels and SNDA’s.
    • Work with landlords to obtain possession letters, rent commencement agreements, and other lease related correspondence.
    • Collection of tenant construction allowances.
  • Real Estate:
    • Monitor all critical dates in real estate database including renewals, options, expirations and early terminations – kickouts.
    • Review critical data reporting provided by lease administration system.
    • Update leasing reports.
    • Research lease language for facilities (signage, landlord/tenant responsible for maintenance, etc.).
    • Vacancy reporting.
    • Responsible for production of real committee presentation materials.
    • Asist with the preparation of letter of intent confirming business terms.
    • Update store operations/finance with critical dates relating to store closures, vacate date, payback amount, adjusting/revised closing dates according to the needs of the business.

Skills Required:

  • Must be capable of independent action and decisions.
  • Critical thinking and problem-solving skills are a must.
  • Ability to quickly learn processes and track multiple actions simultaneously.


Qualifications:

  • Proficiency in Microsoft Office applications (Word, Excel, Outlook and PowerPoint)
  • Associate or bachelor’s degree or paralegal certification preferred.
  • Proven experience in leasing and customer service.
  • Strong interpersonal and communication skills.
  • Proficient in Microsoft Office Suite and property management software.

  • Needs to be a team player that can work well in a fast moving and dynamic environment.

 Problem Solving:

  • Ability to identify a roadblock and propose potential solutions.

 

 Interpersonal Skills:

  • Strong written and verbal communication skills.
  • Ability to work well independently and collaborate effectively as a part of a team
